Professional Experience
Karen De La Rosa is a Senior Property Manager at Rosano Management, Inc. as she holds over a decade of experience in property management in the Los Angeles, Orange and San Bernardino counties. Karen's experience provides our Firm's clients with a professional and productive management style which establishes a trusting business relationship with our clients. Her experience in managing our client’s assets results in maximizing returns for their assets. To achieve the highest goals, our management team is utilizing the most advanced software to manage their assets, creating tremendous value to the owner's properties. She focuses on tenant retention which results in long term business relationships with her tenants. Karen managed and assisted in managing assets from 200K square feet to 2.9 million square feet. Her experience includes and not limited to processing accounts payable, collecting all the accounts receivables, preparing operating /capital budgets, and preparing CAM reconciliations. She has also supervised tenant improvements which include preparing the RFP, conducting job walks, scheduling construction meetings, preparing bid comparisons for general contractor selections. Prior to working for Rosano Property Management, Karen worked for some of the largest property management companies in greater Los Angeles area including Cushman & Wakefield, Ensemble Real Estate Services, and Thrifty Oil Company. She was responsible for managing up to nine Class A & B office buildings along with 3 parking structures equaling approximately 1 million square feet. Her accounting abilities include: processing CAM Reconciliations and preparing competitive operating budgets with minimum variances. Karen performs monthly property inspections to create action plans and recommendations to prepare capital budgets to improve property value, land integrity and resolve any general issues. Karen's ability to continuously maintain good business relationships with our vendors keeps our monthly costs at a competitive rate to run our clients assets in a manner in which the tenants are accustom too. Karen is currently in the process of seeking her RPA designation. Her attention to detail and organizational skills is a valuable asset to successfully manage our client's asset. Her leadership with our management team allows them utilize their skills to the best of their abilities. |
